What are the application requirements?
All ​applicants must undergo a full background check including credit history, rental history, and criminal background check. To meet income requirements, your gross income must be 2-2.5 times the base rent. You will be asked to verify your income by uploading recent pay stubs, an offer letter, or 3 months of recent bank statements. Our apartments are in high demand, so we recommend starting your application as soon as possible!
Are virtual tours available?
Yes, you can schedule a virtual tour or an in-person tour with one of our friendly team members!
When is rent due each month?
Rent is due on the 1st of each month, with a grace period through the 4th before late fees may apply.
Who manages Koz on 13th?
Koz on 13th is proudly managed by CloudTen Residential.
Do you have any sister properties?
Yes! Check out Koz on 4th downtown and Koz on Killingsworth in North Portland.
What types of floor plans are available?
Our community offers a variety of studio and open one-bedroom apartments.
Are there in-unit washers and dryers?
While our apartments do not include in-unit washers and dryers, residents have access to two convenient onsite laundry rooms within our community.
Is air conditioning included in the apartments?
Our apartments do not include built-in air conditioning; however, portable A/C units are permitted.
Is there a mailroom?
Residents have access to a convenient mailroom located in the main lobby for mail and package deliveries.
What is the trash and recycling policy?
Residents are asked to separate trash and recycling and dispose of both in the designated garbage room within the community.
Does Koz on 13th have a gym?
No, Koz on 13th does not have a fitness center but there are several gyms nearby! See our Neighborhood Page for details.
What neighborhood is the community located in?
Koz on 13th is located in Portland’s vibrant Buckman neighborhood, one of the city’s most energetic and walkable inner Southeast neighborhoods.
What is it like living in the neighborhood?
Buckman is known for its mix of historic homes, modern apartments, local coffee shops, breweries, restaurants, boutiques, and nightlife, all with a distinctly creative Portland feel. Residents love the neighborhood’s strong bike culture, easy downtown access, and lively atmosphere, while still having nearby parks and quieter residential streets woven throughout the area.
What are the best hiking trails located nearby?
Marquam Nature Park offers wooded hiking trails and elevation with beautiful city views just a short drive away, while Lower Macleay Park connects directly into Portland’s massive Forest Park trail network, including the popular Wildwood Trail and Pittock Mansion hikes. Mount Tabor is also nearby and is a local favorite for casual hiking and trail running from an extinct volcanic park in the middle of the city.

Pacific Northwest College of Art is approximately 1.6 miles away, while Portland State University is about 2.6 miles from Koz on 13th. Oregon Health & Science University is also nearby and can typically be reached within about a 10–15 minute drive.

What if I don't have a car?
If you don’t have a car, Koz on 13th is one of the best areas in Portland to live! Our residents often find they can comfortably rely on walking, biking, and public transit for daily life. The neighborhood also has excellent bike infrastructure and quick access to the Portland Streetcar, TriMet bus lines, and nearby MAX connections.
What would my commute look like if I lived at Koz on 13th?
Interstate 5 is just a few minutes west across the Willamette River, providing convenient north and south access through Portland and toward Vancouver, Washington or Lake Oswego. Interstate 84 is also very close and makes commuting east toward Gresham or west toward downtown quick and straightforward. Koz on 13th is also near major surface streets like SE Burnside, MLK Jr. Blvd, and Grand Avenue, which connect easily throughout the inner eastside.

Portland International Airport is located about 10 miles away, and the drive typically takes around 15–20 minutes depending on traffic.

Yes, Koz on 13th is pet-friendly! We allow two pets per apartment home.
Are there any breed or weight restrictions?
Yes, our pet policy includes certain breed and weight restrictions. Pets over 40 lbs may be subject to approval limitations, and aggressive breeds are not permitted. Please contact our team for a complete list of restricted breeds and full pet policy details.
What are the pet-related fees?
There is a $300 non-refundable pet deposit and a monthly pet rent of $30 per pet.
Is Koz on 13th located nearby any dog parks?
Washington High School Dog Park and Good Dog Park are both only a few minutes away! Larger parks like Mt. Tabor Park and Sellwood Riverfront Park are also nearby and offer trails and river access for dogs that enjoy longer outings.
